The UK's most underappreciated home-buying locations
In some of the UK's most desirable areas, house prices are typically extremely high

Ten overlooked locations that offer excellent amenities without exorbitant costs are examined.

According to Nationwide, home prices have risen steadily so far in 2025, with the average home costing 0.5 percent more in May than it did in April and 3.5 percent more than it did a year ago.

As a result, the average price of a property in the UK is currently 273,427. Naturally, it is higher in the most expensive areas of the country and lower in others.

But according to recent data, there are several underappreciated towns where you can purchase a home for a lower price.

SellHouseFast created a list of commuter towns in the UK with average house prices that were lower than expected by examining factors like affordability, ease of commuting, crime rates, school ratings, quality of life, and local amenities.

According to SellHouseFast, Horsforth in West Yorkshire is the most underappreciated town in the United Kingdom.

Horsforth is the ideal location for commuters who require easy access to Yorkshire's largest city, Leeds, which is just a 29-minute drive or a 26-minute train ride away. Seventy-four percent of the schools within five miles of the town are rated as excellent or good.

Within five miles of the town, there are 141 restaurants, 65 bars and pubs, 22 coffee shops, and many more when you travel into Leeds.

This town's average home price is 328,259, which is slightly over 50,000 more than the UK average but significantly less than the prices of many other areas of Leeds, such as Bramhope (537,503) and Roundhay (435,245).

Rowley Regis, a suburb of Birmingham in the Sandwell borough, is the second most underappreciated place in the United Kingdom.

It's a quick 21-minute train ride from Birmingham, making the commute to work in the second-biggest city in the UK simple. The commute takes approximately forty-two minutes if you choose to drive.

The town has 90 percent of its schools rated as good or outstanding by Ofsted, and there are 43 coffee shops, 114 bars and pubs, and 103 restaurants within five miles.

The average cost of a home in Rowley Regis is only 206,009, which is more than 67,000 less than the national average. This is significantly lower than the average price of homes in the UK.

Sutton Coldfield, a suburb of Birmingham, is also the third most underappreciated area in the UK. By car, this town is only 33 minutes from the city, and by train, it is only 24 minutes.

If you intend to raise children in the area, there are plenty of excellent schools to choose from. On weekends, the town offers a wealth of local attractions.

The vast and lovely Sutton Park, one of the biggest urban parks in the UK, is only a short stroll from Sutton Coldfields' downtown. It features lakes, marshes, old-growth forests, and even a golf course.

At 394,443, the town's typical home costs significantly more than the UK average, but SellHouseFast believes the town is underappreciated due to its excellent transportation, local amenities, schools, and low crime rate.

The least expensive but underappreciated places in the UK.

One town has homes that are about 27% less expensive than the UK average while still having many local amenities, short commutes, and good schools, even though many of the most underappreciated areas in the country have below-average home prices.

According to SellHouseFast, Mossley, a town in the North West, is the tenth most underappreciated place in the UK.

This town has good transport links to Manchester, the biggest city in the north, which is only a 17-minute train ride away.

However, since it will take about an hour to drive into Manchester, commuters are best advised to take the train instead.

With 88 coffee shops, pubs, and restaurants all within five miles of Mossley, Manchester, one of the UK's liveliest cities, has countless more just a short drive away.

Mossley's average home will only cost you £200,244, which is more than 73,000 less than the UK average.

Another commuter town near Manchester is also an underappreciated part of the UK with cheap housing, albeit a bit more costly than Mossley.

The market town of Newton-le-Willows is a borough of St. Helens is located between Manchester and Liverpool, the two biggest cities in the North West.

One can drive to the city center in 55 minutes or take the train in about 20 minutes if they work in Manchester.

The commute to Liverpool for residents of Newton-le-Willows will only take 17 minutes by train or approximately an hour by car.

There are also good local amenities in Newton-le-Willows. Within five miles of the town, there are 44 bars and pubs, 44 restaurants, and 14 coffee shops. Ofsted has given the town's schools a good or outstanding rating in 72% of cases.

You can purchase a typical townhouse for just 217,662, which is significantly less than the average price in the UK.
