According to new data from the real estate portal Zoopla, the value of half of UK homes increased in 2025, while a third decreased
The regions where homes are most likely to have increased in value in 2025 have been identified.
Zoopla, a real estate website, evaluated the amount that property prices increased in all local authorities in the United Kingdom in 2025, identifying one area in each region where the proportion of homes that increased in value was the highest.
Renfrewshire was the authority in Scotland where the greatest number of homes saw price increases. There, the value of 47,000 properties increased by 95%, with an average price increase of 12,500.
Eighty-eight percent of the 36,900 homes in Chorley, North West England, increased in value by an average of 11,500 during 2025, placing it second on the list.
Third on the list, Wrexham was the local authority in Wales where the greatest number of homes saw value increases.
79 percent of its 37,600 homes saw price increases in 2025 (averaging 10,400), including the football team owned by Hollywood stars Ryan Reynolds and Rob McElhenney.
Calderdale (Yorkshire and the Humber), Dudley (West Midlands), and Northumberland (North East) ranked fourth through sixth on the list. The percentage of homes in each of these three local authorities that saw an increase in value was 78%, 77%, and 77%.

In 2025, house prices are most likely to have increased in the northern regions.
According to Zooplas research, houses in the north of England, Scotland, and Northern Ireland were most likely to have appreciated in value in 2025.
Just 3% (26,400) of properties in Northern Ireland saw a decrease in value (by an average of 12,200), whereas 94% (716,100) saw an increase in price of 14,200.
In Scotland, the average value of 1,949,800 homes increased by 10,400, or 73% of all homes. On the other hand, the price fell by 17% (474,600) to an average loss of 7,700.
72% of properties (2,451,100) in the North West England region saw an increase in value, with an average price increase of 9,700. The average value of 513,800 homes, or 15% of the total, fell to 7,500.
67 percent (837,700) of properties in the North East of England saw an average price increase of 6,600, while 19 percent (229,500) saw an average decrease of 4,800.
The percentage of homes that decreased in value in 2025 was higher in South West England, South East England, and London than it was in all of these regions.
The results essentially confirm the findings of other major house price indices (HPIs), which show that in 2025, house price growth was higher in the north of England, Scotland, and Northern Ireland than it was in the capital and southern England.
According to Zoopla, the value of approximately 15.2 million homes in the UK increased by 9,900 on average in 2025. The average value of all 30 million UK homes increased by 2,300.
Where will the value of houses increase the most in 2026?
The top ten UK locations with the greatest potential for home price growth in 2026 were listed by Zoopla earlier this month.
The affordability of homes, the speed at which they are selling, whether prices are being lowered to attract demand, and the number of properties that have been on the market for more than six months in various UK regions are all factors that the property portal used to make its forecasts.
In order to generate overall rankings of the locations with the best chances for house price growth in 2026, the factors were evaluated across 120 UK postal areas.
Scotland is home to nine of the top ten locations, with Motherwell, Glasgow, and Paisley in the top three. Additionally featured are Edinburgh, Kirkcaldy, and Falkirk.
Wigan in the North West of England was the only place outside of Scotland in the top ten list.
According to Zoopla, a significant factor contributing to the forecast of high house price inflation in many Scottish postal areas in 2026 was the abundance of available properties, which may have given sellers an advantage.
